A regional median describes the middle recorded transaction in that evidence set, not the likely price of a particular home. Differences in property mix, sample size and location can explain part of the gap between regions.
Start with the canton-wide figure for context, then compare the city, lake, agglomeration, Winterthur and rural groups. Treat a small difference cautiously and open each regional page to inspect the underlying period and coverage. Missing values remain missing rather than being estimated.
